Solving Landscape Drainage Problems in Thousand Oaks

Our featured project this month is a small but highly necessary drainage project we completed recently in Thousand Oaks. As you will see in the photos, this client’s garage actually sat below grade in the corner of their front yard. To compound matters, they had some man made hills that were created in the lawn that effectively sent all the surface water back towards the garage. Needless to say, this was a huge problem during a rainstorm. Last year when the big rains hit, this clients garage was flooded! We decided to attack the problem from a few different angles. First, we installed a NDS EZ-Flo Drainage SYstem along the garage edge to catch any water beneath the surface before it had a chance to seep into the garage. This product creates a french drain without the need for perforated drain pipe, drain sock, and gravel. It puts the entire system into one package allowing for the pipe to be directly installed and buried under the soil. We connected the outlet of this pipe into a 16″ x 16″ catch basin that will do the majority of the heavy lifting as far as surface drainage is concerned. We installed it at the lowest point in the problem area and this catch basin is large enough to catch and carry all surface drainage. We then installed a few additional catch basins behind the large one just for precaution. The outlet for the system is 3″ triple-walled poly drain pipe. Triple-walled Poly pipe is the way to go as it wont crack or breakdown over the years. We ran the line through the lawn all the way down to the lowest portion and ended it at the sidewalk. We installed a pop-up drain outlet which is ideal as it only opens when its full of water so it doesn’t get filled up with debris or critters.
